I watched this the other morning muted because my wife and kids were all asleep, and it totally works as a silent film.

I watched it again later, and my only criticism is that the beams don't damage the apartment...

but they disintegrate the neighbor.

I agree and disagree on the damage to the apartment. It should be done if it can be done well. So many times you see damage done in after effects that just looks so flat it takes away from what you're watching.
