This is the Making of artbook that came out already. But this is a great find, lot of images to pull from. I've moved this thread to the Afterlife section.

I believe the (official) artbook is by Ozzy Inguanzo (Ghostbusters: Afterlife - The Art and Making of the Movie).

This appears to be just a pdf made by the production designer Francois Audouy.

So this is what’s called a “for your consideration” marketing material. Studios, or individuals, do these and send them out to all the various award campaigns. Guild awards, Academy awards etc.

What Richard said but Audouy definitely borrows lot of quotes as well as uses images that were used in the book (that he contributed). There a couple new ones like photos of the underground lab, Ray's Occult, Farmhouse study etc. on the website and in the pdf.

It was probably somewhat obvious now that I think about it, but given the clusters of wires disappearing into the ceiling of the lab, the photo of the set appears to confirm it's located directly underneath the field of Traps Egon had laid.
